How to Verify a Nevada Real Estate Professional
Whether you're buying, selling, or renting in the Las Vegas area, confirm that the agent, broker, or property manager you're working with actually holds an active Nevada license.
Use the official lookup. The Nevada Real Estate Division maintains a public license lookup: https://red.nv.gov/Content/Online_Services/License_Lookup/. Search by name or license number to confirm the license is active and see if any disciplinary actions are on file.
What to check:
- The license is active, not expired or revoked.
- The name matches exactly what's on your contract or listing paperwork.
- The license type matches the transaction (salesperson vs. broker vs. property management permit).
- Any public disciplinary history.
Red flags:
- Someone representing themselves as an agent who can't provide a license number.
- A "property manager" collecting rent or deposits without a property management permit, where required.
- Pressure to wire deposit or rent money before you've verified the listing or met in person.
- Listings priced well below market with a vague or unwilling-to-verify "owner" as the only contact.
Before you sign anything: Verify the license, verify the property is actually owned or managed by who they claim (public county assessor records can help here), and never wire money for a rental you haven't seen in person or via a live video walkthrough with someone who can prove access to the unit.
If something went wrong: Document it with the license lookup result, communications, and any payment records, and consider filing with the Nevada Real Estate Division in addition to documenting the pattern on VegasBlacklist.
